Recently, I took a walk down to Brunswick to inspect Oxley Lodge. A multi-residential redevelopment by Nightingale and Milieu. Nightingale project releases always generate a huge amount of buzz across Melbourne for their focus on community, sustainability, and adaptive reuse.
The Nightingal tagline is ‘Home built for people, not for profit’. These developments are heavily marketed toward intentional living and space efficiency. So, I wanted to pop in, tour the units myself, and see how the spatial design holds up in reality.
As an interior designer, I evaluate apartment developments on functionality, layout proportion, and style.
Here is my honest critique of Oxley Lodge.
1. Spatial Layouts, Scale & Storage Realities
Oxley Lodge is an adaptive reuse project built within a converted mid-century property that previously operated as a motel. While repurposing existing architectural skeletons is great for sustainability, it creates distinct spatial challenges inside individual floor plans.
- The Studio Apartment: My tour began in the studio unit, which originally served as the old motel’s reception area. To be frank, it is exceptionally compact. Storage space is practically non-existent, and the overall footprint is tight to the point where simply positioning a standard queen bed frame feels like a major layout puzzle. Not even my curated furniture sets design for small spaces would work in this space.
- The One-Bedroom Unit: Of all the properties viewed on the day, the one-bedroom apartment was easily the most successful and functional footprint. It offered much better flow and usability compared to the studio.
- Shared Facilities & Courtyard: True to the Nightingale ethos, the building heavily emphasises communal amenities over private square meterage. The central courtyard—which replaced the former motel car park—provides a solid communal outdoor zone, alongside shared laundry facilities for residents.

2. Price Point vs. Build Quality and Finish Details
With starting prices sitting around the $500,000 mark, my expectation was that the interior fixtures, hardware, and overall finishing details would reflect that price tag. Unfortunately, this is where the redevelopment fell short.
- Shared Laundry Finishes: The communal laundry zone appears largely untouched. Retaining worn, original flooring in a high-use shared area makes the space feel incomplete rather than thoughtfully restored.
- Bathroom Fixtures: Stepping into the bathrooms, features like basic plastic shower screens immediately detracted from the overall quality and design appeal.
- Hardware & Maintenance Details: There is a fine line between authentic mid-century preservation and cost-cutting. While I appreciate the effort to retain original character, leaving aged taps and worn toilet roll holders in place feels like a clear lack of attention to detail. When buyers are paying upwards of half a million dollars, replacing basic, high-touch bathroom hardware with fresh, durable fixtures shouldn’t be overlooked.
The Final Verdict for Apartment Buyers
I really wanted to like Oxley Lodge but my interior design intuition made it hard for me to spend time in this apartments as I felt sad for the eventual buyer. Attention to detail is everything in interior design, it shows care and consideration for the user, that was lacking here.
Adaptive reuse is a fantastic way to bring character into inner-city housing stock, and Nightingale & Milieu deserves credit for transforming a disused motel site into community-focused housing. However, space layout, functional storage, and interior finish quality matter immensely in compact living. Given the $500k+ price point, a higher standard of interior execution and attention to detail would make these Brunswick West apartments feel like much better long-term value for buyers.
